The Hali‘i Kai at Waikoloa residential community consists of a 192-unit, luxury condominium and recreation club along the Kohala Coast of the Big Island of Hawaii. Ushijima Architects, Inc. (UAI) was selected by Centex Destination Properties, a subsidiary of the nationally public traded company Centex Homes, to serve as the Architect of Record in providing design development, construction documentation, and construction administration services for this low-rise, oceanfront development.
In addition to providing services for the luxury, low-rise condominiums, UAI provided complete design services to develop the indoor/outdoor “ocean-fitness club” for the entire complex. Amenities of the club included a weight room, commercial kitchen, restroom and changing facilities, cascading pool, large outdoor gathering area, and office space.
Due to the rise in the economic and real estate markets, the project was fast-tracked in order to meet increased demand. Through this process, UAI worked collaboratively with the Centex project manager and consultants to expeditiously facilitate the development of the project to meet sales projections. UAI also worked closely with the County of Hawaii Building Department during the construction documents phase to provide the required data and format for their review and approval. As a result of this proactive approach, a building permit was issued within three months from the application date, allowing the client to proceed with construction and meet their ambitious sales goals.
